Modi'in Real Estate

Modi'in was established in 1996 as a municipality and five years later, after its population grew, it was announced a Town.

It is located between Jerusalem and Tel Aviv in the area of the Jehuda Heights and borders with Kefar Rut and Shilat on the North, Beit-Sira on the east, the Sha'alvim Kibbutz on the south and Yaar-Ben-Shemen (Ben Shemen Forest) on the west.

Modi'in has a population of nearly 68,000, most of them are Jewish. It is the only town in Israel that was entirely planned before it was populated. The town plan was made according to its demographic nature with the main streets built between the hills.

The town has an active public transportation system with busses connecting it to Tel Aviv, Petach-Tikwa, Lod, Ramle and Rishon Le-Zion, as well as inner-city bus lines. Also there are two train stations in Modi'in, one in the center of the town, close to the shopping mall, and the other in the industry district.

There are a few neighborhoods in Modi'in, each one designed by a different architect and carries that architect's name. This makes a variety in the Modi'in real estate.

Buchman, in the south, is still being constructed and has mainly two family houses.

Miromi, a small district at the center of town has a trade center, two elementary schools and one high school.

Safdie is at the east and is the biggest district in Modi'in, with five trade centers, one high school and three elementary schools.

Keiser is a district on the west; part of it is still under construction, and is the only district in Modi'in where the main street leads to the trade center which stands underneath the residential buildings.

The Shimshoni neighborhood stands on the North West part of town. It has three shopping centers, three elementary schools and one high school.

More housing districts are in the planning, mainly to the west. Also planned to open on 2008 is a large trade center in the main business center of the town. Other Modi'in real estate projects in the planning include three more residential districts, a new road that leads to Rishon-LeZion, and new railway between Tel Aviv and Jerusalem, enlarging the industry zone, construction of the Anava Park which includes the Anava river going threw it, a lake, two playgrounds, an amphitheatre and a boardwalk.
