Tel Aviv Real Estate

Tel Aviv is the second largest city in Israel, with nearly 400,000 residents. it is located on the coastline of the Mediterranean sea and therefore has hot summers, cool winters and pleasant springs and autumns. The temperatures in Tel Aviv are normally between 5°C (40 °F) in very cold winter nights and 32 °C (90 °F) in the hot summer days. It is mostly sunny.

There are nine areas in Tel Aviv. These were naturally formed during the years. Jaffa, the most notable of them, traditionally inhabitaed mostly by Arabs, now is the home of a young professional population. Close to it, Neve Tzedek, once the first Jewish neighborhood outside Jaffa, now is the home of many artists with a rural pastoral enviorment. At the north end of Tel Aviv, Ramat Aviv neighborhood includes Tel Aviv University and the Ramat Aviv mall, is made up of luxury apartments and other real estate properties. Ramat Aviv will be expanding further after the Sde-Dov airport, which is located in Ramat Aviv, will be decommissioned. This will give place for much more construction areas for housing, as well as raise the value of the neighboring streets, as the noise from the airport will stop to be a disturbance.

Tel Aviv real estate is familiarized by Tel Aviv's White City which is constructed by buildings built by architects from the Modernist school of architecture in Germany who came to Palestine after the Nazis closed the school during the 1930's. They adapted the architectural outlook of the Bauhaus and made Tel Aviv the home of the largest concentration of buildings in the International Syle. Nowdays Tel Aviv's White City is a UNESCO World Heritage Site, and Bauhaus styled buildings can be easily spotted all over the city.

The city has developed over the years as a scientific and technical research center. In the 1990's it emerged as a high-tech center and nowdays it holds the headquartes of many high-tech and scientific research institutes. As Tel Aviv continued to develop it was only natural that many skyscrapers and office buildings will be constructed accordingly. 40% of national employment in Finance and 25% of national employment in Business is in Tel Aviv (According to wikipedia).

Being a coastline Mediterranean city, along with the rich cultural variety it holds, Tel Aviv is a very popular tourist destination with over 40 hotels and numerous pubs, clubs and world class restaurants. It is called "the city that never stops", and truthfully. The streets of Tel Aviv are never empty.

 

 

In the 2007 Mercer cost of living survey, According to Tel Aviv-Yafo Municipality, Tel Aviv was ranked as the most expensive city in the Middle East. The average income in the city is about 20% above the national average and compared with other Westernized cities, crime in Tel Aviv is relatively low. The city maintains education standards above the national average and is the home of many schools, colleges, and universities; its major institution for higher education is Tel Aviv University which is now the largest university in Israel, internationally known for its physics, computer science, chemistry and linguistics. The student population in Tel Aviv is more than 50,000, with a sizeable number of international students.

The city is turning "green" In recent years with seventeen percent of it covered in plants. In March 2008 the city was a part of the earth day and turned off the lights as part of Earth Hour. In early 2008, Tel Aviv Municipality announced a pilot scheme to build charging stations for electric cars.

In recent years Tel Aviv real estate prices have taken a great leap, taking its pick at the summer of 2006. Many home owners devided their apartments and private homes in order to sell these properties to more tenants and thus multiplying the monthly profit. Other apartments had their rent raised for no reason, and with no renovation done. However, the decline of the Dollar against the Shekel throughout 2007 and 2008 made a difference for those paying by the Dollar. After that period most of the home owners changed their rent to Shekels.

Still Tel Aviv is highly populated with much more demand than supply, and while many students and young profeesionals chose to live in the neighboring Givataim, Jaffa and Ramat Gan, Tel Aviv is still the first choise for this demographic group.
